We receive quite a few queries about Lambuilt and therefore have compiled the below questions and answers section. We encourage you to read through these, or should you have any others, you are more than welcome to contact us.
We use concrete blocks that are manufactured by a hydraulic machine, which moulds and compresses the blocks to get the ultimate strength and density. The blocks consist of cement and aggregates and are 100mm thick. The structure is then tied together with angle iron, linking the blocks and columns and creating a robust construction method, that is more durable and cost-effective than conventional building methods.
Each design is individually priced and quoted depending on the cost of materials and transport in your area. The cost of all finishes are included in the final price, unless requested. Any finishes provided for in the PC (Provisional Costing) schedule may also be amended according to what you need. For example, if the tiles that you want to use exceed the budgeted amount in the PC, we simply increase our PC cost to match it.
Yes. Our price only includes the construction of the unit.
Yes. We have manufacturing plants in George and Pretoria, but we can travel anywhere in South Africa.
We can certainly do that. The options on our website are only a guideline. Because we are an architectural and construction company, we can change the size and interior layout according to your need. There are, however, some restrictions: You can’t do a double-storey unit. The width of the house cannot be wider than 6.56 meters, because of the length of the roof pitch blocks. If you want a wider unit, we have to use full hipped trusses that will be an additional R600/m²
We use a raft/ floating foundation which is perfect for preventing cracks. The standard foundation is 150mm deep. On the sides, it is 200mm deep with extra steel (Y10 bars). The basic foundation gets mesh 193, and then extra steel on the sides where the walls will be constructed.
We also use Damp Protection Course (DPC) underneath the foundation and a strip DPC on the concrete where the walls are going to be constructed.
We use 100mm Isotherm insulation above our ceiling boards.
We use a Chromadek roof, but we can do a full hipped tile roof at an additional cost.
SABS approved the system, and a full engineering report was done already that concludes the system to be superior to all other systems.
You also get electrical, plumbing and gas compliance certificates.
We use a PVC ceiling.
PVC ceilings are fireproof and water retardant and are more suitable for humid and dry environments. The advantages of PVC ceilings are that they last for years, and are maintenance-free.
You will have to draw your zoning certificate at your local council and see what the council allows on your property.
Starting with the foundation, to handing over the key, it will take between 4 – 8 weeks depending on the size of the house.
First, you have to be sure of your design. Next, make sure that your site is level – we can do this for you at an additional cost. Water, electrical and sewer connections must be within 10 meters of the site.
We will need to draw up plans, and get them approved at the council, at an additional cost.
We will also get an engineering certificate for council approval. The cost will depend on your location.
You will now be able to get a bank bond at any major bank.
Our off-grid option includes a 2, 5000-litre water tanks; Big Blue purification system; 1.1-kilowatt pressure pump with a flow switch; 6 X 330-watt solar panels; 1 X 5 KVA inverter; 4 X 200 AH batteries & switchgear. Prices vary depending on location.
Unfortunately, we cannot connect our system to a conventional structure; we can, however, place our system next to a conventional structure.
